The countdown is on to the Thailand Real Estate Awards 2026, with leading developers, projects and real estate professionals from across the country preparing to gather at Four Seasons Hotel Bangkok by the Chao Phraya River on August 27.
This year marks a major milestone for the awards, celebrating ten years of recognising outstanding real estate across Thailand and Southeast Asia under the theme “10 Years, New Era.”
Rather than looking back, the anniversary is being used to mark the beginning of the awards’ next chapter, with a new identity, new trophy, strengthened awards structure, enhanced industry oversight and a more premium ceremony experience.
The Thailand Real Estate Awards has evolved from the former Dot Property Thailand Awards and now forms part of the new Southeast Asia Real Estate Awards platform, reflecting the growing regional reach, audiences, property data and market relationships of Dot Property Group and its wider network of real estate brands.
Recognition that goes beyond awards night
At the heart of the awards is a simple purpose: to help property seekers identify the projects and developers setting the benchmark in the market.
Millions of property seekers use Dot Property Group’s platforms across Southeast Asia to search for homes, investments, developments and developers. The awards build on that relationship by recognising outstanding real estate and bringing those achievements to the attention of the audiences actively searching for property.
Recognition will also extend beyond the ceremony itself, with winning developers and projects showcased through the Group’s property platforms, content and media throughout the following 12 months.
“The ceremony may happen once a year, but we believe the recognition should continue working for our winners throughout the year,” said Adam Sutcliffe, Director of Dot Property Group.
“Our users are making important decisions about where to live and where to invest. The awards give us another way to help highlight the companies and projects we believe are doing exceptional work.”
A more national picture of Thai real estate
A key focus for 2026 is ensuring the awards represent the breadth of Thailand’s property industry.
Recognition will span Bangkok, Phuket, Pattaya and the Eastern Seaboard, Hua Hin, Koh Samui and other markets, covering everything from ultra-luxury residences and villas to housing, condominiums, lifestyle developments, design, property services and innovation.
The 2026 programme will also introduce a stronger regional Developer of the Year structure, recognising outstanding developers in key property markets before culminating in Developer of the Year Thailand, the highest national honour of the evening.
“The strength of Thailand’s property market is its diversity,” added Sutcliffe.
“Bangkok is only one part of that story. Across Thailand we are seeing very different projects, markets and ways of living, and we want the awards to reflect that much broader picture of Thai real estate.”
Celebrating ten years of industry excellence
To mark the tenth anniversary, the ceremony will open with a special series of Excellence Awards, recognising leading developers for a defining area of contribution and influence on Thailand’s real estate market over the past decade.
The Excellence honours will span areas including Next-Generation Living, Family Living, Residential Design & Architecture, Community Development, Premium Living, Lifestyle Residential Development, Mixed-Use Strategy and High-Rise Development.
Recipients will be revealed during the ceremony on August 27.
The anniversary programme will then move through the Best of Thailand awards and regional honours before reaching some of the evening’s most prestigious recognitions, including the Ultra Luxury Awards and Developer of the Year Thailand.
Strengthened industry insight and oversight
The evolution of the awards extends behind the scenes as well as on stage.
For 2026, Savills Thailand, Colliers Thailand and FazWaz support the programme as Awards Consultants, bringing together perspectives from professional real estate consultancy, market intelligence, property data and transaction experience.
Site inspections were conducted across Thailand during the assessment period, giving the awards team the opportunity to visit projects, meet development teams and gain a deeper understanding of the thinking and work behind the entries.
The expanded structure forms part of a wider effort to strengthen the credibility, market relevance and industry oversight of the awards as they enter their next decade.
Thailand takes its place on a growing Southeast Asian stage
The Thailand Real Estate Awards is part of a wider awards programme taking place across Southeast Asia in 2026.
Following the Vietnam awards in Ho Chi Minh City in July, the regional programme continues through Thailand before moving to Jakarta and Manila, followed by Phnom Penh in November.
The season will culminate with the Southeast Asia Real Estate Awards Grand Final in Bangkok in December, bringing together leading winners from across the region.
The expanded platform gives Thailand’s outstanding developers and projects an opportunity to progress from national recognition to a wider Southeast Asian stage.
A new era begins at Four Seasons Bangkok
The transformation will also be visible on awards night itself.
A new awards identity, trophy and ceremony design will debut at the Four Seasons, with the tenth-anniversary celebration combining industry recognition with entertainment in one of Bangkok’s most prestigious riverside settings.
Thai pop star Ice Saranyu will perform an exclusive live concert during the evening, before the celebration concludes with a spectacular fireworks finale on the Chao Phraya River.
“Ten years has given us a strong foundation, but this anniversary is really about what comes next,” said Sutcliffe.
“We want to build an awards platform that represents the quality and diversity of real estate in Thailand while connecting that recognition with our audiences across Southeast Asia.
